Demand for Etobicoke Condos Rises Amid Transit and Waterfront Growth

Etobicoke condos gain momentum as transit, waterfront living, and new developments attract buyers seeking more space near Toronto.
 
Condo development in Etobicoke is picking up, driven by its waterfront location, expanding transit access, and interest from families and young professionals leaving downtown Toronto. Neighbourhoods along Lake Shore, Park Lawn, and the Queensway are seeing the most new mid-rise and high-rise construction, much of it replacing older industrial land.

Ten years ago, Etobicoke was dominated by single-family homes & light-industry. Being close to Lake Ontario and easily accessible via qew/427/gardiner expressway makes this neighbourhood very appealing for people looking for additional square feet but don’t want to have to put too much time into commuting into downtown.

With its TTC subway, purple lines, streetcars & GO train stations, Etobicoke offers even more transportation alternatives than most neighbourhoods.

Humber Bay Shores, with its lakefront towers, remains the busiest pocket for new construction. The Kingsway continues to draw buyers who want a quieter, more established setting near parks and shopping. Islington City Centre and Eatonville are also picking up interest as more developments break ground.

"Etobicoke has emerged as one of the most viable alternatives for those individuals who are seeking waterfront living but are not willing to pay prices typical of downtown," noted a representative of Condo Royalty, a Toronto-based industry resource that monitors condominium construction in the Greater Toronto Area. "What attracts buyers as well are the parks and public transportation available, but that is not all. This is an area of the city characterized by continuous growth," he added.

Schools, hospitals, and shopping have kept pace with the population growth. The area includes several large parks — James Gardens, Humber Bay Park, and Centennial Park among them. At roughly 124 square kilometres, Etobicoke has more room for new housing than most other parts of Toronto.

Development is expected to continue along the waterfront and near transit hubs as more buyers look outside the downtown condo market.
