Alvear Homes is examining a key question facing homebuyers across North Carolina: If more homes are available, why does buying still feel expensive?

North Carolina's housing market has shifted considerably, with buyers gaining access to more inventory and more opportunities to compare properties. Realtor.com reported approximately 102,089 active listings statewide in August 2026, representing a 5.62% increase from the previous year. The median listing price was approximately $415,000, while homes spent a median of 63 days on the market.

Despite these changes, greater inventory has not automatically translated into affordable homeownership.

Alvear Homes points out that the real cost of purchasing a home extends well beyond the listing price. Mortgage rates remain a significant factor in monthly affordability, while property taxes, homeowners insurance, HOA fees, maintenance, utilities and transportation can substantially increase the total cost of ownership.

The company also emphasizes that North Carolina should not be viewed as one single housing market. Conditions can vary significantly between cities, counties, neighborhoods and price ranges. NC REALTORS® reported approximately 5.81 months of statewide inventory in its August 2026 market report, while lower-priced properties continued to experience tighter supply than higher-priced homes.

For today's buyers, the changing market can create meaningful advantages. More inventory can provide additional choices, more time to compare properties and, in certain situations, greater negotiating opportunities.
