HOUSTON, Texas, Aug. 6, 2026 — GavTax Advisory Services has launched a new educational resource series designed to help Houston real estate investors evaluate cost segregation before commissioning a technical study or applying accelerated depreciation to a tax return.

The newly published resources address a common challenge among rental property owners, developers and commercial real estate investors: determining whether a projected depreciation deduction will produce meaningful, usable tax benefits.

A cost segregation study analyzes eligible components of a building to determine whether some assets may qualify for shorter recovery periods instead of remaining on the standard 27.5-year residential or 39-year nonresidential depreciation schedule. IRS Notice 2026-16 also provides separate guidance for certain qualified production property used directly in qualifying production activities. These provisions are distinct from traditional rental-property cost segregation and generally require a separate eligibility analysis.
