Alvear Homes is highlighting a notable shift taking place across the Carolina housing market: more homes are available for sale, yet buyers are not returning to the market at the pace that rising inventory might suggest.

Recent housing data shows North Carolina had more than 102,000 active listings in August 2026, while South Carolina had nearly 59,000. Both states were broadly classified as balanced markets, with homes taking longer to sell than a year earlier.

Charlotte illustrates the trend particularly clearly. Active listings increased 15.5% year over year to 11,263 homes, while the median list price declined 2.5% to $429,000. More than 26% of Charlotte listings had experienced price reductions, and median days on market reached 61 days.

According to Alvear Homes, the growing inventory does not necessarily mean homes have become more affordable. Mortgage rates remain in the upper-6% range, keeping monthly housing payments a significant consideration for prospective buyers.
